싸이코 3수녀 후보생인 모린(Maureen Coyle : 다이아나 스카위드 분)은 자신의 실수로 한 수녀가 죽음을 당하자 수녀원을 나온다. 그녀는 가수를 지망하는 건달 듀크(Duane Duke : 제프 파헤이 분)의 차를 빌려타게 되는데, 그가 자신을 범하려하자 차를 뛰쳐나온다. 듀크는 여비도 마련할 겸 해서 베이츠 모텔에 종업원으로 고용되고, 갈 곳 없던 모린도 베이츠 모텔에 투숙하게 된다. 한편, 중년의 여기자 트레이시(Tracy Venable : 로버타 맥스웰 분)는 정신 이상의 살인을 취재하기 위해 노만을 선택하고 듀크에게 돈을 주어가며 노만을 살핀다. 한편 친어머니라고 주장한 에마 스플을 죽인 노만은 시체를 박제로 만들어 놓고 환청으로 대화를 하면서 마치 살아있는 사람처럼 대한다. 그런데 모린을 처음 보는 순간, 그녀의 금발과 생김새가 그 옛날 목욕하는 금발 여인 크레인의 살해 생각이 되살아나게 한다. 어머니로 변장한 노만은 살인마로 변해 목욕 중인 모린을 죽이러 들어갔다가 자살을 기도하는 모린을 발견하고 구해주게 된다. 그런데 피를 많이 흘렸던 모린은 칼을 들고 서 있는 노만을 성모로 착각하고, 그를 좋아하기까지 되는데, 노만도 그녀에게 마음이 끌린다.
