ヘレディタリー／継承祖母エレンが亡くなったグラハム家。過去のある出来事により、母に対して愛憎交じりの感情を持ってた娘のアニーも、夫、2人の子どもたちとともに淡々と葬儀を執り行った。祖母が亡くなった喪失感を乗り越えようとするグラハム家に奇妙な出来事が頻発。最悪な事態に陥った一家は修復不能なまでに崩壊してしまうが、亡くなったエレンの遺品が収められた箱に「私を憎まないで」と書かれたメモが挟まれていた。

死霊のはらわたうっそうとした山奥にたたずむ小屋を訪れた、ミア（ジェーン・レヴィ）をはじめとする5人の若者。小屋で「死者の書」という不気味な書物を見つけた彼らは、はからずも邪悪な死霊をよみがえらせてしまう。解き放たれた死霊はミアにとりつき、若者たちに襲い掛かる。おぞましい姿に変ぼうしたミアと戦いながら山から脱出しようとする若者たちだが、死霊の力によって行く手を阻まれてしまう。助けを呼ぶこともできぬまま、一人、また一人と、彼らは死霊にとりつかれ……。

サスペリア1977年、ベルリンを拠点とする世界的に有名な舞踊団＜マルコス・ダンス・カンパニー＞に入団するため、スージー・バニヨンは夢と希望を胸にボストンからやってきた。初のオーディションでカリスマ振付師マダム・ブランの目に留まり、すぐに大事な演目のセンターに抜擢される。そんな中、マダム・ブラン直々のレッスンを続ける彼女のまわりで不可解な出来事が頻発、ダンサーが次々と失踪を遂げる。一方、心理療法士クレンペラー博士は、患者であった若きダンサーの行方を捜すうち、舞踊団の闇に近づいていく。やがて、舞踊団に隠された恐ろしい秘密が明らかになり、スージーの身にも危険が及んでいた──。
